Groupi is a group-buying real-estate service. We gather buyers into small groups, calibrated operation by operation, to negotiate collective commercial terms with a developer on a single operation (apartments, retail, offices or land plots).

We are neither the seller of the asset, nor a notary, nor a bank. We organise the group, negotiate the offer and support your file. The sale is concluded between you, the developer and the notary.

Registration on groupi.ma is free and reserved to adult individuals. By registering, you commit to providing accurate information and keeping it up to date.

An account is strictly personal. You are solely responsible for keeping your credentials safe.

Browsing groups, the developer's inventory and the unique unit references, attending a Zoom session or an Open House Day is free and non-binding.

No security deposit is required. You only pay the Groupi fees, communicated to you by your advisor before any pre-reservation and written into the pre-reservation agreement you sign with Groupi.

Paying the fees counts as pre-reservation of the unit (identified by its unique Groupi reference) and as valid registration in the group. It triggers access to your dedicated advisor up to the notarial signing. Refund terms in case of withdrawal are detailed in the pre-reservation agreement, within the legal cooling-off period set in the contract.

• Provide accurate information at registration and pre-reservation.
• Respect other group members and the people involved (Groupi team, developer, notary).
• Do not solicit other members commercially for purposes outside the operation.
• Do not divert, copy or exploit the site's data and content without authorisation.

• Negotiate the group's commercial terms in good faith with a partner developer and formalise them in a written agreement.
• Integrate the developer's inventory with its unique references so you see availability in real time.
• Announce Groupi fees before any pre-reservation and write them into the pre-reservation agreement.
• Support you with a dedicated advisor, after pre-reservation, up to the notarial signing.

Information about the assets (price, typology, delivery, finishings) is provided by developers and shown for reference only. The sale binds the developer and you exclusively. Groupi cannot be held liable for delivery delays, defects or contractual disputes that fall under the developer's or notary's responsibility.

Groupi does not handle your bank-financing file. Simulating, structuring and obtaining a real-estate loan remain on you, with the bank of your choice.

We do our best to keep the site available and accurate, without being able to guarantee it absolutely. Temporary maintenance interruptions remain possible.

Site elements (text, visuals, logos, trademarks, databases, code) are the property of Groupi or used with authorisation. Any reproduction or use without prior written agreement is forbidden.

These terms are governed by Moroccan law. Any dispute relating to their interpretation or execution falls under the exclusive jurisdiction of the courts of Casablanca.

We may amend these terms to adapt them to changes in the service or in regulation. The version in force is always the one published on this page. Significant changes are notified to members by email.
